The HVAC contractors are often happy to haul them for the scrap value - might be something you can make a few bucks from (or you might want to let that go to the contractors for good will).

The next night at 10pm the tenant calls & we have a sudden leak of water from the evaporative cooler float that stuck and this same tenant has water coming out the ducting.They open up the ceiling and we have black mold--rotting plywood behind roofing material and behind the affected ceiling fan area.He's trying to play the "I didn't know" game and had to remind him that he has a bid, in writing, for a repair of near $1000 bucks so "something" had to be going on to be a repair of that gravity over a year ago.This guy is a lawsuit looking to happen and I don't see the insurance covering any of it....

Location has a lot to do with that.If road frontage footage is say 20 bucks a foot, after you go back from the road for the land amount required, you would usually drop that by 50%, if it goes back even further, you might drop that another 10 or 20%, as with a deep narrow lot.

I have about $3000 in the bank that I have saved and about $15000 after taxes in mutual funds that I just found out had been saved away and maturing since I was an infant (i think about 4k was put in initially).I have really good credit (750ish) although there's not a ton on it.Essentially I am in a very secure financial position for someone in my age and position and definitely consider myself blessed because I have gotten some help.

If you can find properties where the numbers work, I don't see why you can't make a few bucks doing that to build your cash up.Having said that, I have yet to see a birddog who really, truly understands what makes a good deal.
