The perfect rent house

good morning,

What are some characteristics of a good or even great rental houses. I've been looking around town at potential rent houses and I think I know which are good and which are bad. I just want to see what y'all think.

Depends what part of the country you are in.

In an old city like milwaukee your look

1. foundation- no brick. fieldstone, block, or concrete are best. If you end up with brick make sure it is straight.

2. floors dont sag too much

3. Plumbing- no lead and hate galvi. Copper, pex or cpv (dont like that much)

4. electrical service- breakers are a must or you will have to change them

5. roof- make sure you budget if it needs to be replaced. ranch house is cheap what we work on can cost 15000

6. built between 1890-1930. Much before seems to not be the best unless it has had a major upgrade or was really well built

This list may mean nothing if you live in florida where you look for block construction build in the last four years.
