I bought a STR in 2021 and bought one of those real estate tax education packages that included a referral to a CPA that was supposed to be an expert in the strategies used (For an upgraded package of $600).

Our plan was to send 6 touches to each list and then stop, but after reading some of the material from direct mail experts Aaron Mazzrillo and Sharon Vornholt, we might be rethinking that strategy and continue to send touches until the house is sold.

Can you remediate mold/foundation/fire damage/alum wiring issues , or any other niche that you can become an expert in?

So many "experts" pitch REI is not truly difficult and anyone "can" do it.

Ken Min that's great advice and don't worry I won't take it as full legal advice ;-) I think starting out I'll stick with the reasonable states and leave WA for the more expert investors.
