If I had cancer I'm pretty sure I could find medical reasons to persuade a court to adjourn your hearing  and it's not like there will be money to pay that mortgage while you are waiting for the eviction to go through.

You might want to shoot a test mailer out to local non owner occupied people at the price you are trying to sell it for and see what the interest level is.

@Nicholas Baughman You won't know if they're squattors or owners or renters, and depending on whether they engage with you, you may not find out for a loooonngg time.I have no experience with buying occupied bldgs with non-cooperative tenants, but I know enough of the details in our area to know it's a specialty you'll need to be good at or hire someone who is.
