yes bats are interesting creaturesgo ahead and light a fire in the chimney- not a blazing fire but one of small containable size- what you want is the smoke- get them out of there and then your going to have to seal the openings and cracks around the whole chimney the other thing you can do is smoke them out and then sleeve the chimney if it is used for heatingonce you sleeve it make sure you put on a new cap, storm collar and cap base to seal the chimneyenjoy

The seller was in the dark, and did not know there was an addendum, they drafted it after the fact because it was the PM's employee who was also the tenant.

I am thinking that I may sit on my cash till later this fall unless I find a smoking deal and then try to find a fix and flip house. does this fit with the market trends down here?

On the one or two occasions where we have had an issue with housekeeping, a call to the guarantor (Mom or Dad) to explain there would be an additional charge for our cleaning service had the desired effect.However, student rentals tend to be more hands-on than our "young professionals" - we pass through each unit about once per quarter (air filters, smoke/CO detectors, etc) which allows us to stay on top of cleanliness and repairs (which, when attributable to the tenant, we invoice right away).

Otherwise I have people making "deals" saying they'll pay the prorated amount if they move in end of month for example to make out of pocket cost low... full month plus deposit is a good barometer of whether applicant will be able to pay ongoing rent or if they are just blowing smoke and you can find out before you hand them keys.
