I've seen it all too often that people just love the place and want to move in right away, then when you hand them the two page app with all the questions & credit release, you could see it on their faces, the "oh sh*t look, it's a real app & credit check", they take it and tell you they will return it, yada, yada... and you never hear from them again.

Margins like anywhere else get thinner and thinner to the point where the risk and reward barely are balanced.His title search is also something that isn't worth much.

In the same time period that our above mentioned tenants lived in their home, we had four sets of tenants move in and out of that one with barely any work on our end!

Then my agent goes into selling mode showing me a bunch of his overpriced listings that I had already passed on.  24 hours later (48 after my offer), the property I offered on is still listed, rubbing my face in it.
