@Chris Piper You are exactly correct on that my friend.

I have flipped single family homes, built spec homes, had section 8 rentals, and prepared due diligence packages for friends on a commercial scale. 

We know that this is a home that will have less offers as it is not marketable to most end users.

A friend of mine recommended I reach out on Bigger Pockets, and sure enough you guys added clarity.I think I must have come across with shady intentions based on the feedback, but I absolutely was not.

I have a friend who has multi single-family homes for rent in the same city that I have condos in and all of my condos are rented and neither one of those homes are rented.

Here we go:There is a lady that I know that is a friend of a friend type deal.

As we all know, MA is a very tenant friendly state.

There's not a lot of Alberta specific MF meetups because:Market size is smallMost investors think of condos/houses as opposed to multifamily (hence, less interested investors)Debt-financing is hard to come (relative to the US)Institutions are not as investor/landlord friendly (relative to the US)Lots of Canadians invest south of the border for all of the above reasons plus better returns/liquidity/currency diversification.
