We are going to need a lot of work done so if you all have any recommendations on GCs, Electricians, Handymen, HVAC and roofers, please share!

The GC linked me up with his electrician, to which does amazing work and I've developed a good relationship with him.

Same goes for the cheap sheetrock guy, cheap plumber, cheap electrician...And I should also mention that because we have a client in Houston, we won't work with any other clients in the same farm area.

I just rent to welders, fitters, boilermakers, electricians and inspectors.They are all from Texas or Louisiana.

I am very, very loyal to the plumber, electrician and hvac trades people who are my go to folks because they are ok with repairing older items if it can be done.

The units have electric furnaces, electric water heater, no washer/dryers, and the range is gas.We had an electrician recommended to us by a contractor who is doing some extensive work inside some of these units.

After studs are up, then clear your plumber and electrician to start their work.

You can have a separate living quarters and it not be technically a duplex; only it both have stoves can it be a true duplex (i.e. at some point a licensed electrician had to get a permit to install 220v for the stove).

Managing your own property saves a lot of money but it sucks if you don't know anyone and have to work your way through a million contractors to find reliable electricians, plumber, handymen etc. as things break.
