Multi-Family Home Remodel (Interior/Exterior)

Investment Info:

Small multi-family (2-4 units) other investment in Johnston.

Cash invested: $40,000

I currently own a 2 family unit, I am living in the upstairs unit and renovating the downstairs unit. The downstairs will be completed Sep 2019 and potentially rent for $1400/month. The downstairs bathroom and kitchen were completely remodeled, and the remaining 2 bedrooms and living room are getting updated with minor cosmetic work. I did the demo work myself and hired contractors for the remodeling.

Lessons learned? Challenges?

I learned how to coordinate and deal with multiple contractors, I also learned certain ways to be strict when dealing with a budget. This property has given me a solid foundation so that when I purchase my next property I will be able to remodel and work more efficiently.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Every contractor I worked with I would absolutely recommend to anyone in the RI area. They were professional, efficient, and clean. Most importantly when their job was done, it was done right and I was satisfied.

Fortunately for me, Rhode Island is a very small state so I found all of my contractors by word of mouth. My family had used the general contractor in their homes on many occasions, so before I even called him I could see the type of work that he's done. The GC linked me up with his electrician, to which does amazing work and I've developed a good relationship with him. Also, my best friend growing up is a licensed plumber so I used him for all of the plumbing and heating work.

Rather than going online and searching for contractors, I prefer to talk to friends and relatives and ask them who they use because I can physically see the end product of their work. Rhode Island might be that smallest state in the country but it certainly has its perks!
