lock it up right away, tell  the agent you will take care of him & get him his fee out of closing, standard is 2%-3% so that would only be $1,400-$2,100 just make sure your wholesale fee is more than that, I would do say 5k-7k, if not 10k, and you would just assign it to a buyer, hopefull you have some,

If yes,fire it up right away.  

Sometimes the slide can be in a bind because the spring is loaded too much at the top of the door or it’s not correctly lined up with the slot on the track upright.

I bought this condo in 2017, in Oregon, at $280k. my mortgage is $1526. it is a condo. the association fee has been increasing every year, which I did not expect. right now it is $303. the rent is $1925, minus 1526, minus 303, not much profit left, $96 profit each month for now. it was not a good buy. the price in 2017 was shooting up and I thought in 2018 it would continue to go up and then I would just sell after a couple years but the price did not go up... right now a simialr condo in the same complex is on market listed as $280k, and another one listed at $269k. 

If they don't set it up right the payment gets charged a percentage.

All that being said, the Governors do not have the right nor do they possess the authority to diminish our constitutional right to legal recourse, unless they declare MARTIAL LAW.  

I have some money saved up right now, am continuing to build my credit and learning, but don't think ill be able to afford a property just yet (in San Diego).
