How to sell a property to existing tenant who can not get a loan?

I wnt to sell and my tenant wants to buy. I have mortage on the property. his credit is only 512 so for a while he won't qualify a loan. I am willing to continue to hold the mortgage. and I mostly have to sell to him. because I only bought this propety a few years ago at $280k and the price did not go up. he is willing to pay $290k. so I can make a small profit and no need to pay a realtor to list the property on market.
