Rates are almost like a commodity so you won't see too much difference in lenders, and money down can vary depending on program so you need to find a lender that aligns with your overall strategy. what would be easier is to put a mortgage on your first unit, and then use that cash to buy the 2nd one swiftly. cash is king.

Michael Mourey ,You typically don't get a conventional loan on a distressed property on the front end of the deal.Most banks won't lend on a distressed asset, if you have a special relationship with a smaller port folio lender then maybe yes.Conventional loans take to long to be able to move swiftly and buy property from motivated sellers.So you need either your own cash or OPM cash to swiftly buy good deals.This cash could come from private lenders,hard money lenders, HELOC,your own cash, etc.

If some tenants are paying even a portion of their rent and you aren't prepared to overhaul their vacant unit because you are already working on one or two others it makes sense to leave them there until you are ready to more swiftly address them.I'm using this approach now with a 60+ unit complex I'm helping to manage.
