Flipping properties low funds

Hello

My Name is Will and my wife is Tana. Tana just started a real estate investing company Magnetik Investments Inc. New business and trying to make a web page. We have gone to several training and seminars and this and that. I am very confident that we are good at finding deals. Our problem is that we find them and they don't quite workout because we used all our funds on the education and at the same time I lost my job and became disabled and currently going through that phase. This company is all my wife's but I am trying to help her get started and possibly be able to join her when things start moving. We have had 3 contracts in the last 3 weeks that fell through 2 were side by side homes that I bundled. The ARV went from a strong 260 to 230 which is a huge difference so I let it go. THe other property cost more to rehab it than it would be worth when completed. Needs some to do a buy and hold to make that home work. I am using Hard money so that makes it harder to get the deals because of additional costs. Any way the point is I am just trying to go forward any advise?
