DTI is calculated from what appears on your credit report, so things like student loans, credit cards, car loans, personal loans, mortgages (or rent), and also recurring payments such as child support and alimony will count against you.The lender will factor all of the applicable above items into your DTI, as well as the new mortgage you are seeking for your investment property.
