We've made a ton of offers in the area but the numbers just don't pan out with the sellers objectives.

We looker at few houses/Condo under $200k-$250k and saw few online in that range.

Coming out of the 1031 I'll have about 620k to invest which means I am looking in the 1.5 to 2 million range if it matters.

If price is no objection - then go for full service, right? 

I provide the appliances that are part of the real estate -- range, dishwasher and built-in microwave -- and those that are personal property -- refrigerator, washer and dryer.

So if affordability is the goal looking at wider range is something I would suggest. 

Do I have the instincts to overcome every objects, no.

Yes, they are within a "normal" range.
