Poughkeepsie NY Real Estate Investing

Good Afernoon BP,

Looking to invest in the Poughkeepsie NY area. Was wondering from those who are familiar with the area if it is a good location for buy and hold investing? What are the negatives? Preferably looking for a duplex or a single family home.  

From my research Poughkeepsie looks like an area on the rise.  Things that have stood out so far in my research: 

1-Close proximity to Metro North (90 minute ride to NYC)

2-Vassar Medical Center

3-Marist & Vassar Colleges 

4- The Walkway over the Hudson

5-Restaurants/Cafes/Hotels, etc.

I invest in poughkeepsie. Great for buy and hold. Rents have gone up substantially and so have home prices. I'm seeing 125-150 per unit vs couple years ago you could get them for 80-100 per unit. Downside is good cause eviction law passed back in the fall. Certain blocks are worse than others but just don't go there at night.
