I sent out a guy out there from yellow pages and he said that they have to dig a 12" wide by 2 foot deep "trench" around the whole house foundation, insert an L shaped long piece of metal to prevent any water to get under there any more.

Using the BP Calculator is a good once-over (kind of like a sniff test) to see if a property might cash flow, but if you're looking to purchase you'll want to dig a lot deeper.Commercial properties are valued based on their Net Operating Income (NOI) and Cap Rate.
