Possible good deal in Syracuse NY 12 unit

I am a newbie but this property seems to be a good deal. Rent around this complex is $900/unit for 2 bedrooms. I see right now if the website is correct rent is around $575/unit. I am assuming it needs some rehab work. I used the bigger pockets calculator and it seemed to be around a 12% cash on cash return. What am I missing here?
