Owners are supposed to certify to the Board if no sales were generated in any particular month, as well as provide a copy of any Colorado sales tax return or alternatively, a report from AirBnB or VRBO regarding the sales for that month.I find this invasive, crappy, and a whole lot more that shouldn't be said in polite company.

Supposed the seller is gonna close on her new house on 7/5 and vacant the property by 7/8 but due to lender was not ready, closing was pushed to 7/9.

Seller was saying that escrow is supposed to end up being 6 months before we can acquire the loan.

@Robert RuschakNot an attorney but I asked mine out of curiosity and “it depends”If for example the price was supposed to be $500k and marketing, advertising and discussions were based on this and the contract accidentally listed $400k, you will most likely not get it for that amount - of course it also depends on the state etc.This is a lot different than you offering $5400k, them accepting the offer then the contract was written at $400k and they come back and are like oops.

Those offers never came, one was supposed to be from an affordable housing nonprofit that had access to 4.5% financing, but they put us on ice for a few months while we waited for their slow board aproval process, and then they had some sort of organizational staffing shakeup and recently told us they couldnt put an offer in.

(I may also be stuck for many more years in a syndication that was supposed to exit in 2017.

I suppose you could save some money that way but at this point it is going to be so expensive it won't even matter anymore as you will be punch drunk with the invoices piled up on your desk.
