How long does sueing a buyer take for specific performance

My clients have been under a legal binding  contract for several weeks and were expected to close yesterday!  All the contracts, terms and conditions were signed by both parties and the title company even validated the purchase price weeks before closing on the title commitment.  The off-the-market owner & his project manager realized a price discrepancy 1 day prior to closing and they informed the title company to not to complete the Master SS.


How long can sueing a seller under specific performance take and what are some options ?

these are facts and circumstance cases.. did the contract have a mandatory mediation then arbitration clause or do you have to go straight to the court system.

either way if seller does not cooperate your going to spend some months flushing this out.
