I'm the super cautious and slow type but I know that mastering the numbers inside and out will help me feel more comfortable in pulling the trigger when I find a good one.I've put together a deal analysis spreadsheet for a duplex purchase in my target market, Indianapolis.

Those are in-demand jobs where pay ramps up quickly as you gain skill (takes about 8 years to become a master plumber, and any master who's not making 6 figures is doing something wrong), and they really help you know what you're dealing with as you buy houses in need of renovation.I sort of combined 1 and 3 - ran global groups of software engineers for years, then used the money to start my first business.

My main advice is to pick a strategy and stick with it until you master it.

I'm currently using a master spreadsheet and color coding the one's who call back and another color for closed deals. 

Even small multi-family properties can be bought with seller financing or subject-to the mortgage.This is the CASH FLOW side of the businessYou can also control rental properties with a master lease.

If it is a 4 bedroom and you want to rent and all of the rooms are equal size (no real master), but the city only allows rental to 3 unrelated people, you may want to factor that into your potential income analysis, so local law is important in that regard.

I'd say if you have the drive the will and the family time to do everything fine but do not get to the place where you are serving to many masters!  

I need someone who can remodel our master bathroom so if there are some contractors on here or flippers who would be willing to share a contractor for a single project I would appreciate it.
