Mainly, the systems implemented are fascinating (VA, automated offers, etc.)

In my opinion that is the most important and attractive reason to invest in rental real estate.

It looks interesting (mainly SFR) from a pure numbers standpoint, but that alone is not a reason to invest. 

It "could" have been a coincidence that someone showed up at 8pm and did the deal. but it also was VERY LIKELY that I attracted interest in a deal that had been out there sleeping and I placed a big neon sign right on top....

If CA is the same then you need to figure out a way to attract tenant/buyers without getting into trouble with the state licensing people.If you want to build a business based on lease option assignments you would be better off getting licensed.

Nowhere near the level of hustle and bustle I would prefer to see so our house can attract a new owner.

But it should all be nice and maybe with a few above-average things to draw people in in the living room, kitchen or main bathroom.

This is primarily because of the multitude of properties (available at various price points) and attractive financing.
