So maybe my ultimate philosophized answer is that the best place to live in 10 years or today, when you're rich or when you're poor is in the hearts and memories of your children and the people you have impacted for good on your journey.If you define success the right way you'll always achieve it.  

Asset protection is a good consideration, however it can have an impact on other areas, like cash flow and tax. 

Tenants can always choose not to move out, force the start of an eviction, and it will cost you time, headache and lawyer fees. 

@Eric Bilderback, it might be a big mistake to rely on "all of the same assumptions", going forward.Yes, you've enjoyed great appreciation thanks to Banks making lending easy, (almost desperately), for lower and lower interest rates due to competitive forces.

Even if the law does allow it, you may be guilty of disparate impact.
