Some breeds need lots of exercise and will not do well in a house if they don't get it.

Another option would be to find a agent/broker you know and would to talk with them about "potentially" selling your property,  may be able to determine price instead of letting a developer potentially low ball you. 

MFs are priced too high in my area, exit strategy is limited to cheapskate, low-ball investors like yours truly, and I don't like "my neighbor's dog barks all night" phone calls.While MFs have their place, there is always a strong demand for a house with a yard, especially for people with pets. 

I get a lot of NO's making low ball offers.

Recently, I took some additional time off from work to really get the ball rolling on our business ventures.

Currently I manage a restaurant, which keeps me away from the important events/people in life, i.e. son's football games, daughter's b-ball games and my wife.

If all else fail, borrow a pizza-delivery shirt (or just buy a polo shirt and throw on a ball cap-style hat) and buy a pizza from the local pizza joint. 

If the owner of the OC decides to exercise that option, they still need to come up with the down payment.
