These are relatively easy to get approved for, if you would like to just have the peace of mind.

Several of our local churches teach the Dave Ramsey Financial Peace class for free and a couple of these investors require they take that class and have had great success with it

I wouldn’t expect the seller to fix anything, but you would be covered if you find things you don’t like and $400 now is a very small amount to pay for peace at mind.

Using concrete in the areas closer to the building may enhance the curb appeal (stamped concrete can look incredible) while using generic asphalt further out to reduce your costs.    

@Karen Margrave I would balance the "heaviness" of the low roof side by enhancing the columns on the other side.

Once this is done and you have not heard from them, you'll have to go to your local Justice of the Peace (at least that is how it is here in SA,TX) and file after the "Notice to Vacate" leading to a "Writ of Possession".

Wouldn't simply buying a quality SFR or two for cash generate more income and peace of mind?
