Tenants destroy things

It's destroyed.

Perhaps this would be an option.We want to A) Not end up Owing MoneyB) Not have our credit be destroyed with a Foreclosure or Short Sale- we have to buy a house again in our new stateC) Have the Tax damage minimizedD) Not Make Situation worse or more complicatedE) Would like to hold onto house as rental because it's appreciating in SoCalThank you!!!

BRAND new home that boo boo cost 25k.framing a house where in you dropped a ball at one end and it runs out the next.. get vertigo in it. ( another builder not me LOL) but he hired cheap unlicensed framing crew.on the landlord side I have had everything you can imagine.. from suicide to destroying the house.. in one of my storage facilites we woke up one day and someone was living in the unit and had it stacked to the rafters  Hoarder ..

Her reputation is destroyed in the public media. 

The thought of gauranteed rent sounds great..until the tenants destroy the property and Section * wont recertify it until you fix everything they broke.

I was thinking about trying to replace the whole house because the kitchen laminate has been destroyed twice now, but I think keeping the laminate in good condition in the rest of the house and simply replacing the kitchen with tile is a good first step.

Kids are kids, and kids destroy things (I am a father so I know this to be true).
