I later learned that it may be possible to split the lot through an SB-9 lot split which may optimize the value creation.I would love to connect with community members who are planning / in the process / or have finished an SB-9 lot split!

Throughout the process, everything seemed fine until we got to a point where he kept pushing back closing because he didn't have the documents prepared and then when we finally sent them, he expected me to sign them without having time to have attorney review them.

I use Hocker Title -- they do off-market through the regular title process, but if something comes up that requires an attorney, there are attorneys on staff who can work through the issues.

@Ashish Acharya and @Dmitriy Fomichenko thanks for the responses.Currently, we are using the schedule C plan to fund the solo 401k, however, income on Schedule C gets taxed as ordinary income, which is a huge hit.Follow my thought process here for a moment:I form a separate LLC taxed as an S-Corp, lets call it XYZ.

@Nick Shri if your PMC started eviction process for the tenants as you asked them to, then usually S8 caseworker stops rent payments.Of course, all this should have been explained to you when you asked to get rid of the tenants.
