I'm not exactly sure which direction I am going to go with all the mobile computing options.

Here is what I would like to do and i'm wondering if someone can provide their educated opinion on if this is correct from a tax perspective-I'd like to start an investment fund with the goal of raising $1M in capital to invest in mobile home parks.  

One of my early deals cost me and a partner $20K to flip a mobile home.

The seller has a mobile home and lot that he wants $25,000 cash for because that's what he was offered last year.

Modular to me would be more akin to an upgraded mobile home type structure.

From what I see, well structured (proper D-T, note, servicing) seller financed property, regarding SAFE issues in NC for non-mobile homes... it's a non-issue.

I do have small opportunity to partner with an absentee land owner to place 2 dozen + mobile homes (all need some love) on a rural property (empty horse farm).
