If individual landlords could get the same insurance that large complexes can get where they can offer low to no security deposits as they're covered for rents and damages if a tenant vacates, I would offer lower security deposits as, yes, it would be easier to rent. 

They are complex products and need to be understood fully as it is a long term game: you need to stay consistent and committed for a number of years.

I would be looking to rent from owners who have their own portfolio and not rent from a large apartment complex.

It increases complexity and risk tenfold for everyone.Conventional borrowing with interest is the way to go.

As long as they’re SFR, or small multi’s (and not big apartment complexes or in flood zones), I’ve found that you’ll at least be in the general ballpark with those quotes as you continue to look at other similar properties. 

I have had questions about rentals, wholesale, new construction (even fairly complex county situations regarding zoning litigation) and I always get the answers I need.
