You can't make wise choices without NUMBERS. 

I usually offer my private lenders a choice - 6% with payment or 8% with no payments.

I definitely see the benefit in having an awesome PM service I’m just realizing I may have made the wrong choice.

The land business is doing great, it's more beneficial for my long term wealth strategy to take the tax savings and I can afford to pay private money (friends/family) to fund the land deals. 

If anyone has experience from a similar situation and has some beneficial pieces of advice that we wouldn't be aware of please share.
