Double closings without disclosing what you are doing is not legal in CA,(maybe I'm wrong) a majority of wholesalers out here will assign contracts using their LLC and/ or assignee, for that you can use any title company you want.

Don't get me wrong, mentor programs are great and I have been apart of 2, which has really helped me scale, but initially it was all BP and YouTube education which is "Free" of charge and a great place to start.

Probably can't go wrong in either area, though I'd say the Raleigh area is probably your safer investment as it's not really dependent on tourism at all compared to Orlando.If you want more cashflow you'll probably be better with parts of Raleigh or Durham, whereas Morrisville, Apex & Cary tend to be better with appreciation... but it does depend on location, and the particular deal.

However, as I suspect the market may enter recession (I may be wrong), I want to take that factor into consideration in my planning (just in case things go sideways).I would like to come up with an investment strategy that not only generates a $4K/mo cashflow, but one that would be immune if the market went into recession within the next 5 years.

Unless I'm understanding it wrong, when three years end the foreclosure process/quiet title is still on the investor and versus the old procedure you could have had possession early in process.

@David Acosta do you pay the PM companies for a rent analysis, or pretend to be interested in their services, which seems wrong, or how do you get them interested in giving you a rent analysis?
