Originally, I started trying to get a license in California because I lived there, but the class I was in for Principles and Practices ended up being the worst possible class ever because the teacher was completely useless (he literally spent 99% of the time talking about how great it was to be a broker and how he's a broker in 3 states and how most of us would fail at being a real estate professional).

Unless you can purchase a D-property and reposition it to become a C-property, you’re better off staying away from them.To recap, here are a few rules of thumb for these property types: A properties will have the greatest appreciation, but the worst cash flow.

Some of that cost is also absorbed into my CapExI'm pretty sure these are all worst case numbers so at the current stage of negotiations, if I accepted, I am going to at least break even, barring no catastrophes.
