What values make certain realtors attractive over others?

Updating the exterior areas can be done for pretty cheap and increase curb appeal greatly, giving off that fresh new look which can attract tenants quicker and help justify an increase in rent. 

I have barely marketed that I do it, it's mainly word of mouth, referrals, etc but I am very good at it so news spread pretty quickly. 

I have kept my w-2 job as well (mainly because I enjoy it), and that has been a nice source of income. 

I’m mainly focusing on parks located in California.
