Any experienced MHP investors in CA looking to partner up?

I’m new to the MHP investing realm and I would like to connect and learn from someone who is already experienced in MHP investing. I’m mainly focusing on parks located in California. I started cold calling MHP owners and sent out mailers as well. I have received a few potential leads but I’m not quite sure how to distinguish which deals are good. Is there any experienced MHP investors in CA looking to partner up?
