I would recommend that you invest in your own back yard very intentionally after having built out your team.In the meantime, I would recommend that you use a HELOC.

Needs major work, roof, HVAC, new floors throughout, kitchen cabinets maybe salvageable, needs kitchen appliances, bathrooms wholly updated, stacked washer/dryer installed, walls and ceiling painted, baseboards updated.

Tenants set the inspection time, I showed up and the house was a complete disaster, by that I mean... burn holes in carpets, coke can or something blew up on the wall and floor, handprints in basically mud, all throughout the house on the walls, used cat litter dumped in the yard.. the list goes on.
