I am looking in mainly Texas or Pennsylvania but am willing to consider other locations.

I've located a number of properties (I'm new w/ no offers) that are in lower income neighborhoods...a number of which are F&C or very little is owed.

Do you do them in Chino where you are located?

My focus is primarily going to be to buy, renovate, and flip (possibly in the Metairie/Kenner location) to start out.

While driving to a project in Auburn I saw a property that was 5 retail locations on bottom and 5 apartments on top. 

There are factors that play into those percentages such as what state project is located in, your credit score, funds you have available, experience, etc...

Any one know of any REI meetings or groups open to Newbies and location, costs, etc. in this area?

Focus on the location, cash-flow, and rates of return.
