We use a cloud based program(rentecdirect.com) that automates many tasks including collecting rent, screening tenants , broadcasting our vacancy listings, accounting, etc).  

And that's when all the dubious legal basis and opinions their transaction is based on come tumbling down.  

Keep in mind cost/sf varies GREATLY based on a number of factors so unless you're getting bids based on your city-approved drawings, these numbers should only be used as "ballpark estimates" for analysis purposes.
