Aamna,All DSCR loans require either current rental agreements/Leases or they use the appraisals 1007/rent schedule. 

The 1st lien lender REFUSES to return the funds ($$) currently being held in the loan escrow account to US - since we are NOT the actual Borrowers named on the Note they are servicing.

Rate will be lower with a higher down payment, so you'll cash flow more, but look at what you're saving by using that as a down payment vs. what you'd gain by putting less down and and using that towards the next property.

Since cash flow seems like the current need, focus on that, take "negative cash" flow out of your vocabulary.

I'm located in Northeast Georgia, and we're currently seeing a trend where specific incentives are being directed more towards covering closing costs rather than rate buydowns.
