Although buying at discount NEVER hurts, the B&H is all about cash flow - - you're investing in a cash flow and a caprate - - and it's annual, multi year return whereas flip+rehab is a one-roll crap shoot and you need to repeat repeat repeat, each with the same odds as a come-out roll of two - - you loose.

Use a rent court representative to appear for you in court - you don't have time to waste doing that stuff - your value is in looking at and making offers on real estate and building you portfolio of rentals and cash flow - pay others to do that crap work for you!

man that sucks @Kyle J. i would probably threaten to beat the crap out of the tenant (this is why im not good at landlording) after i calmed down i would probably take off the whole damaged side and buy new wood to stain and get it as close as possible
