And since I'm nervous about my investment from a turn key provider I'd like to hear some opinions. So I've decided to either work with maverick investor group which was suggested to me by Ali Boone on here and she's given me great advice and has helped me tremendously! But I've seen a lot of posts about Memphis invest. I've seen a lot of people here on BP say good things about them. I don't like to be bias so I'm open minded. I would love to hear some opinions on anyone's experience working with either of them. I'd greatly appreciate anyone's input. I just want my investment to be as secure as possible as many, if not all, of you would understand. Thank you very much for the help anyone! Have a good night (or day!)
I guess I am un biased and I can speak a little clearer on the subject as I can attest for both groups.
Turn Key Means they buy and sell their own product ( Memphis invest )
Resellers find good markets and reliable teams, and sell others products(Maverick )
Nothing wrong with either, I would take the time, an money and make a trip to two of each of their markets. Get a feel for the product ,and the teams. Where am I going to feel comfortable building my real estate portfolio. My question for both companies is why you?
First, Chris Clothier not Memphis invest, but Chris himself. I met Chris way back in 2011, but did not speak to him as both were set up at the same site. I really didn't want to speak to him because he was my competition. I was scheduled to speak in San Francisco as was Chris. I missed the first day as airport, lost my luggage and I was not leaving without my watch (another story for later). The day I presented (I was the "Charlotte Turnkey" guy) I was 2nd on stage and I felt the Atlanta guy lost the crowd. So I got up, did my speech and answered questions ( felt on top of the world). Finished up and this guy tells me, "good job." It was bit different. I will explain more later. That Chris by the way..
Now it's Chris's turn to speak and five minutes into his speech I'm taking down ideas from him. So the room was his audience ,as we all were listening attentively. Naturally, I chalk it up to this guy is super saleman and just a better speaker than me. I catch up one day .
The next time around IN Sanfran I met with Geraldine another great person. She used to produce SJI or the Magazine out of Newark and San Fran. I think Lori is running that now. As you can tell I am well versed as who is who in the turnkey world. I am leaving the in the elevator talking to Geradine and was explaining that I am losing money every month, but doing major volume. She recommends I speak to Chris. I swallowed my pride when I got home and reached out to him. Keep in mind he is a competitor not a friend. We are competing in the same pools. Chris reached out and invited me up to see him with open arms and disclosed everything they did with how and why. I even got to see the rehab on each property.
I left a different person than when I showed up. We shut down the turnkey when the hedge funds came in moved on to commercial and New construction only . Funny thing I still have on my wall 5 things Chris taught me which are relationships, trust, business, exceed expectations and communications. Now I drove 8.5hrs from Rock Hill to Memphis to meet Chris. I got to spend a few hours with him one on One. That's my opinion on Chris you wont find a more stand up guy in this business. ( And No IM not being paid for this promotion) I am speaking from the heart.
First and foremost, Chris is only selling his product. They have a incredible business structure, and solid team. Most resellers are selling others products and charging the seller's fee( trust me I paid between $6k to $8k to sell my homes). Sitting in Memphis invest office and speaking to Chris, I could see why I would choose his company over any other of the turn key. I think I am 100% correct that Chris and Memphis are the best turnkey outfit. You are getting more, you are dealing with a guy who really cares about people.
Now on to Maverick( First Met LA another event I was set up at.) I watched Matt walk the room and grab every ones attention.( great guy and very personable), nothing bad to say about the group. I was actually one of there resellers. I was the one selling Charlotte for them. Great group and a solid program. Never met anyone in Charlotte though but man they did their home work on every one.. They are relying on second tier sellers like myself. They are also a good company and I did a few webinars for their company pitching our product and Charlotte back in the day as well. Again my take on Matt and he is great guy, and knows what to look for his clients. He understand the returns and searches each market to make sure he can get that for his clients. Very hands on group. I put them at the top of the resellers market easily top three. Of the major resellers out there.
So now you have to weigh the difference one company sells their own product versus one company who sells others product. There is no right and wrong answer. Maverick group does a great job and is in multiple markets (that is something to keep in mind- multiple markets) diversifying your portfolio always a good idea .Where Chris and his team are only in 3 markets ,and they have their team in each of the markets basically boots on the ground.
I am not being paid to promote either company. I do feel the need to pay Chris back for his time he spent with me ( a few hours of his time and couple years later I still in awe of there company). Funny- I am not selling any product in 2016 or 2017. I'm building for one company. That being said, I would and I do push all investors who ask, I tell them to go visit with Chris and his team before you make a decision to buy anywhere else.
I just feel in the turnkey game Chris is a standup guy and his team is one if not the best in this business. If they would jump to commercial and do apartments, I would be knocking in his door again. I hope this helps and clarifies, a turnkey and a resell company. Now on the same Token I think Matt and Maverick were pushing Chicago and Multi Family that would also be one of my stops.
Sincerely,
Alex Franks
PS my last comment don't spend a dollar on a property until you get out and see the markets. My company also went up in flames as I was managing and selling turnkey. The hedge funds came in and decimated our market. So we jumped ship to commercial, and had to shut the company down. So another thought ,is longevity for the company you deal with. Will they be here in 5 years.
