Hello Everyone,My name is Chris and I have been bit by the REI bug.I am located outside of Boston, MA and am looking to build a solid foundation for becoming a real estate investor.Interested in long term rentals (unless the time calls to sell) outside of Boston, preferably.Have done a bit of research on condos, single families and multi families.Goal is to buy cheaper properties that need a little bit of work and then put them up for rent to collect the little bit of cash flow.More recently I have had my eye on New Bedford, MA, although I am not sure the future looks too bright for that town, as it has remained unchanged for many years.I think I just like the number of cheaper multi family homes that are available right now.Looking forward to hearing from you all.Chris

If your trying to collect more rentals, sacrificing good chunk of your cash flow, but making up for it with principle pay off and cash to get your next deal, you can buy it at 40k, reno, and cash out refinance.

Logic indicates that the courts only have so much capacity and if there is a run on evictions things will probably take longer.the other thing I find utterly amazing is when you read main stream media they make it sound like 20 to 30% of ALL landlords are suffering from non pays and such.When U read BP 97% of BP landlords claim better rental collection performance during covid than in normal times or no issues everyone is paying.. this could be a testament to the advanced landlord degree's that BP members generally have IE experience and better management techniques to create these very good results compared to what the Media is saying.

You can’t legally collect a “commission”…..the “supposed” work around is get it under contract and assign the contract for a fee, or buy it and simultaneously sell it.

Even if you send requests to apply some don't.To make sure you don't get into trouble (Fair Housing Laws) determine your criteria for what you are looking for in a tenant: 3x income, no evictions or no outstanding collections to landlords, no criminal cases or misdemeanor case ok, minimum credit score, etc.

Even if HCD states that a city is not in compliance with the ADU rules, if the city ignores that direction and collects the fee HCD appears to do nothing.
