Creative way to encourage a renter to find someplace else

Looking for advice.

I’m about to close for a duplex. One tenant has a month to month contract, the other has a contrat until April 2022. I would like to renovate the 2 apartments ASAP.

The tenant who’s staying until April just asked if she could bring in a dog. I thought to let her live with a dog and offer her 2 to 3 month of free living under the condition that she leaves after these 3 months.

Does anyone think about another way to make her go out before the end for her contract ?

    Look up laws on support dogs before you do anything that could be considered discrimination.  Support dogs are covered under the fair housing act.  Tread carefully.
