I am currently searching for my first property, but I am finding it a challenge to make it happen within 70% of the ARV(ARV found using the low end of comps).

I love DIY too but found a hybrid strategy and getting access to larger deals is really opening up the play book for me.  

They have the best landlord policies that I have found.

We are planning on 'saving him' for when we might identify another porperty at say an auction where we need funds ASAP and can then refinance to pay it off.The other restrictions that I have found from the big national guys is that  they dont like to lend under 50K, require 30-40% or more down, dont like building pre 1950s or so, and dont like houses that have been converted to multifamily - they in essnece want a property that is easy to sell if they have to foreclose since that one property is their only recourse.Hope that helps a little. 

I have lined up commercial loan which may take another 45 days to close.Now my question is that I have found a w2 job that I will start in 15 days (Oct 17th).

I worked with an insurance broker in the past, but I found that his quotes were not the lowest, and it was impossible to get a hold of anyone in his office when I needed something or had questions.

I found that a pool was more of a nuisance while I was single.

I've found, going through three refinances this year, that mortgage rules have been tightening.

I am living in NJ just outside the NYC area and have found that the cost of property VS rental&taxes just doesnt seem to add up for my budget (250K).
