When we're up against loan limit caps we often do funky one-off down payments like 6.245% or 16.7%.But, agreed, the "nomad strategy" of getting an owner occupant loan every 12 months and 1 day is not best executed with FHA for this reason, the loan limit thing, and others.

After a quick Google search.....the landlord Can make the tenant move out if the owner is selling to an Owner Occupant, And the purchase contract calls for the property to be vacant at closing, with proper notice I assume.
