Although you did not sign the lease or move in, that means your holding deposit is now non -refundable for failing to take occupancy and the owner of the property has lost several weeks of being able to lease to someone else because you held up the property for that amount of time.

RBFCU only has a 15 year portfolio loan and UFCU is the closest so far with a great rate but a requirement for minimum 40% owner occupancy in the building.Anyone have any recommendations based on your experience?

When we're up against loan limit caps we often do funky one-off down payments like 6.245% or 16.7%.But, agreed, the "nomad strategy" of getting an owner occupant loan every 12 months and 1 day is not best executed with FHA for this reason, the loan limit thing, and others.

After a quick Google search.....the landlord Can make the tenant move out if the owner is selling to an Owner Occupant, And the purchase contract calls for the property to be vacant at closing, with proper notice I assume.
