If I was you I would figure out what particular investing strategy you want to try 1st (Fix & Flip, House Hacking, Wholesaling, BRRRR, SFR, Duplexes, Triplexes, Mobile Homes, Public Storage, etc) and then decide what particular market you want to get started in.  

Industrial, office, retail, commercial, multis >5 units, mixed-use, 2 houses on one lot, mobiles on land, orchards, businesses, etc.

I have 6 rental properties right now and working on two mobile home flips, all free and clear, while still working my full time corporate job. 

Which cities allow you to buy and rent mobile homes.

I was doing my homework and it looks like mobile home parks and apartment buildings are the way forward.

It’s tough for new buyers to get financing on mobiles and from what I am hearing it is not possible for a buyer to get financing at all if the mobile was moved from its original location.

I need a none conforming loan in order to buy out private loan and partners equity, the reason why is because the mobile home pre-date the Fannie Mae loan requirements set in 1976.
