Security deposit is one month rent plus pet deposits..... which state in the lease CAN NOT be used for last month rent

My cleaner is in there now, and she found marijuana and paraphernalia, (the lease states NO smoking or marijuana use on the property), dog poop all over the carpets (they said they didn't have a pet and didn't pay a pet fee), a broken kitchen cabinet, dog pee on the bedsheets, sex toys under the bed (just in case the dog poop wasn't nasty enough for my poor cleaner), stickers on the wall and a hole in a door, and lots of personal property of the tenants.

Make sure you get a very clear understanding of pet fees, extra person fees, early check in/late check out, cleaning fees, pool heat fees etc and who keeps what and why.4.

An early move out is considered a breach of contract like any other breach (like not paying rent or unauthorized pets, etc.).

For example, if you have a standard lease for all tenants but you have one new tenant who wants to move in with a pet; then you can provide them with a pet addendum which works as an add-on legal agreement to the primary lease.

Question to the group....I am going to allow pets in my mid-term rental.
