Sublease and lease addendum differences

So I recently ran into something that caused a conundrum for me. So I'm currently partnering with someone who's helping me find my first property to arbitrage. They told me that they found someone, and that the landlord wanted to see my sublease. I told them that I have a lease addendum but they told me that it wouldn't work.

So my question(s) is what are the differences between a sublease agreement and a lease addendum? If there is a difference, what are they? 

Also how does a sublease work? Specifically, would I have to be there as a physical host? Or will I need to find someone to be the subtenant so that they can host for Airbnb or VRBO?

If you are renting it as a short-term rental, the marketing platform you use should have a rental agreement signed by each guest. When the guest signs it, you send a copy to the Landlord.
