My focus is single family 3 bed 2 bath.

Now remember, the gentrification of Bed-Stuy didn't happen over night  but it happened gradually.

Make sure the comparable properties used are of the same type and reasonably in the same size, number of bed/bath, etc, and that they didn't cross into a different zip code.  

Hopefully everything goes through.It is a 48 unit mix of 1,2, & 3 bed units.

Just bought a 3000 sqrft house 2 family for 15k, we posted a craigslist ad to get a pulse on 2 bed 1 baths in a 2 fam setup because our only building in the area is the 14 unit and we received 14 applications in 3 days.
