The business needs to be placed "in service" which has a different set of criteria per industry and business.A rental business is in service when the rental is advertised for rent.

every state is different.. although in my opinion .. if your definition of wholesaling is to1. put a property under contract with minimum EM and No TRUE ability to close yourself2. advertise it with pictures etc on craiglist or other media3. get compensated for bringing the parties together then I do beleive this is the definition of selling RE that requires licensure.. it jsut depends on if your caught . each state is different on how they enforce with many only doing something if a actual complaint is filed .. other states will troll Craiglist and bust folks.

I intend on purchasing investment properties each in their own individual LLC for legal protection so if something goes wrong in one, it won't effect the other.I also however want to build a brand, a face to this as an investment company to use on the Website, advertising, deals, ect.That said, if I create another LLC or SCorp, "XYZ Investments" that owns all of the LLCs (rental properties) is that wise to do?

Evicting someone for anything other than nonpayment of rent is very hard to do in CT and is very costly when you start adding everything up.If having non-smokers is important to you going forward, when you fill that unit again just make sure to clearly state it is a non-smoking unit when you advertise it for rent.
