Often the percentage will lower if you have multiple properties, so ask them if that's the case if you are thinking of doing more investing in this area- Maintenance costs | ask for an hourly rate for general maintenance, any routine maintenance that you should be aware of, and if they have an in-house maintenance team or if they use third party maintenance.

Comfortable people don't take risks nearly as often as uncomfortable ones.

Update: Hired a handyman to do some work I was uncomfortable with and they uncovered and fixed other issues (old water damage, uncovered AC leak, etc.)

I grew up on the west side of Cincinnati and have seen my fare share of things that make me uncomfortable, and this neighborhood did not have any of those feelings. 

Certainly I will lose $500 if I cancel, but very uncomfortable to proceed.

Doing routine maintenance and lowering your initial cashflow will result in less stress, and longer returns for THE LONG TERM!!! 

I have a clause in my standard SFH lease that says the tenant is responsible for the landscaping, and that upon routine inspections if the lawn is not mowed, then the tenant will be fined $100 in order to pay for a landscaping company to mow the lawn.  

The same routine can work on other wood surfaces as well.Best of luck!
